Seasonal household maintenance checklist

A new season means it is time to scratch items off your home maintenance checklist. Owning a house is a big responsibility, but you can protect it with a bit of upkeep.

Instead of trying to tackle your entire to-do list at once, you can do a little at the start of each season. By not neglecting repairs, you help prevent expensive repair costs. Plus, you’ll add value to your dwelling by keeping it in top shape.

Fall

• Replace HVAC filters
• Remove lint buildup from dryer vents
• Test smoke and carbon monoxide detectors
• Store or cover patio furniture
• Shut off exterior faucets
• Drain and store hoses
• Inspect fire extinguishers
• Protect the air conditioner with a waterproof cover
• Book a furnace inspection
• Fix exterior gaps where small rodents could enter

Winter

• Change the direction of ceiling fans
• Clean the chimney of debris (if applicable)
• Vacuum bathroom exhaust fan grill
• Add more insulation if needed
• Test sump pump (if applicable)
• Repair leaks in window and door seals

Spring

• Replace batteries in smoke and carbon monoxide detectors
• Clean gutters and downspouts clogged with leaves and debris
• Mend cracks in exterior concrete
• Review and update your home insurance policy
• Remove lint build-up from the exterior dryer vent
• Clean driveway, porch, patio and deck
• Touch up exterior siding and trim with paint
• Thoroughly clean all counters, tiles, and floors
• Vacuum refrigerator coils
• Drain the hot water heater in seasonal homes
• Replace HVAC filters
• Re-caulk around the bathtub, showers and sink (if required)
• Schedule a professional roof inspection

Summer

• Deep clean the barbecue
• Wash exterior windows
• Prune Shrubs and trees
• Clean sticky or blocked kitchen and bathroom drains
• Fix leaning or damaged fences
• Change the direction of ceiling fans
• Clean your range hood filter
• Hire a professional to inspect your air conditioner
• Clean septic system (if required)
• Check for frayed electrical cords
